6 Bedroom Detached Property With Habitable Loft Space In Harpenden

We have been appointed to provide a Tender Price for the proposed works for a project located in Harpenden, Hertfordshire.

Harpenden is a town and common ward in the City and District of St Albans in the area of Hertfordshire, England. There are two common wards: Harpenden and Harpenden Rural.

Harpenden is a suburbanite town, with an immediate rail association through Central London and property costs above and beyond triple the public normal.

As Harpenden is situated in Hertfordshire right external London, it is a space of very high property costs. Land Registry information proposes that the normal house cost in Harpenden in the first quarter of 2006 was £500,902 (against £287,277 for St Albans District for the most part, and £183,598 broadly). The information likewise demonstrates that an abnormally high extent of houses in Harpenden are owned (81.4%, instead of 69.6% in the District by and large, and 66.2% broadly). The normal cost of a house is over £900,000 as of January 2012.

The proposed works comprise the construction of a new six bedroom detached property with habitable loft space, rooflights and solar panels, integral garage with dormer windows and associated parking, following demolition of existing dwelling and garage.

The form of Contract to be used on the above project is JCT Intermediate Building Contract with contractor’s design 2016 (ICD).
